The Journey of Selling An Apartment

Wanted to keep a journal of the timeline, experiences of selling my apartment, so that I can learn it from here. I have wrote down the timeline and experience from my previous subsale of a terrace house, the experience was pretty bad actually. Hope I won't need to go through the same this round.


Advertising the house for sales:
I assigned 2 agents to help me selling the apartment. 1 is my friend, another one is the usual agent which I dealth with her assisting me renting the apartment for multiple times.

After 2 weeks of advertisement, offer come in.
The apartment was advertise RM110K, and first offer come in with RM105K, so after thinking only about a few minutes and discussed with my hubby, we do think that's too low, where to find a RM105K apartment situated at Sri Damansara ? So we rejected the offer.

Then few days later, RM116K come in, we were so happy, and immediately I agreed the price. And, a day later where I wanted to meet the agent to sign the slip, another agent called me, RM118 offer from another buyer, though I know it is not ethical, but RM2K is a lot (it would be a month salary for some), so, I didn't sign the slip with the first agent, and waited for the 2nd agent to come and sign the slip for me with the condition RM120K for her buyer.

So, the 2nd agent was under stress, her business will be grabbed by others if she didn't work out something. After 3 days of waiting (I can tell, it is a lonnnng wait for me as well), RM120K was the price settled.

We signed the slip at around 8 July.

==> 8 July officially clock ticking for the buyer to arrange for bank loan.

==> 11 August , after 1 month, no news from the agent at all, I called her, as usual the buyer has CRIS case, need to settle some credit card debt.

==> 20 August, call again, it is definitely > 21 work days, still no news, still waiting for bank to confirm the loan after settlement of the credit card debt

==>1 Sept, bet tahan, waiting of 2 months more, which the house price hike again, I told the agent I am going to advertise again, I will turn down the deal. She was so scared, immediately told me the loan is settled !! Wah, what a miracle ..... oh, I learned it, you need to threadthen them a bit, immediately the thing will be settle. Read my word "IMMEDIATELY", no joke.

So, within this week, I hope her lawyer will call me to give me quotation of the S&P agreement. I highlighted to her, give me the quotation first, I didn't agree to use her lawyer yet.

so, that's the very first part of my journey, will keep updating this post whenever anything turns in.


<=======4th Sep 2013===========>
Lawyer assistant called me for the S&P agreement. She was introduced by the agent. I am thinking better I get her quotation, and get another lawyer's quotation to compare it a bit. After the shock of petrol price increase 20cents last Monday, even RM50 cheaper is a great deal for some one 'da kong chai' like me.

The assistant quoted me RM700 for the RM120K apartment, which is already settled with the strata title, no owe to the bank.


==========10th Sep 2013 ============
I called my own house lawyer to ask for quotation, it ends up extra RM1K++, I asked 1 more question, then they never come back to me. I got lazy, so, decided to go for the lawyer that the agent introduce.

In another hand, I am so confused, does that means actually I didn't have a lawyer representing me ? I guess the answer is yes, after digging a lot of forum, but never get a definitely answer.

With some confirmation with the lawyer, apparently it is RM1K charged on me. OK loh, 20th Sep confirm the S&P, where the buyer will then need to sign on it. Now waiting for the lawyear to call me to sign the S&P.

=======28th Oct 2013 ===================
Was extremely busy with my full time job and the part time job, year end mah, everyone is rushing for closing.

I collected the 10% down cheque from the lawyer. Paid the agent full immediately for this settlement. Meaning she wash hand from this point onwards.


========12th Jan 2014 ====================
The tenant called, he has moved (preparing for CNY ??), and not paying me the rental anymore. Well, then I have lose out few months rental while waiting for the contract to be completed.

Guess need to set a reminder for March 2014 to check with lawyer what's the status of the house.



========25th Jan 2014 ====================
Tenant without informing me, pass the key to the agent, and she called me, so she passed the key to my mother place which is nearer to her.
I even haven't check the tenant have settle all the bills or not : Electrical and Water



========18th Feb 2014 ====================
Lawyer called, need to pass her the original copy of title (strata title which i have settled earlier), payment for cukai pintu too.
Her boy will come and collect.
Well the boy came to collect only 25th Feb 2014


========4th March 2014 ====================
Another problem, evaluater from bank wanted to go into the apartment to measure the house. But my key is still with my mother. So, I called agent to kau tim for me (wei, collect commission no need to work kah). 

So she settled the evaluater for me after 3 days.




========14th April 2014 ====================
Lawyer SMS me I need to clear all payment as the money from bank is with her now. OK, but unfortunately I am in workshop, so got to delay a few days to get the money, hmm, cannot delay so long, if not she untung lah.




========16th April 2014 ====================
Start action: pay all the maintenance fees, sinking charge, cukai pintu, water bill, insurance to the management office

Pay TNB bill, by right I should cut the meter, get back my deposit, but seems like I need to go direct and personally to the TNB office to do it. They only open 9am- 4pm weekday (ng sai jou ah ....)

Lawyer will kautim Indah Water bill for me. of course pay her back lah.

Need to settle maintenance fees, paying them also so susah ... phone connect to fax lah, can't get the amount out from the bank lah ...



========16th April 2014 ====================
Till this morning only I get the receipt from the maintenance. Immediately go to the lawyer office to collect my cheque. They deducted Rm300 for anything that I may not paid, and also deducted RM1k for the lawyer fees.So, immediately went to bank in my cheque. And there say bye bye to my very first house (which I never stayed before).

I also went to TNB to potong the meter, need about 1 month then only they send the deposit back to me as cheque to my address. So efficient ah.

A lot thought UK was the most expensive, apparently it is not if you add up both the school fees and living expenses. Though, way out is, stay with relatives in AU then it will turn out to be cheapest among these 3 places.

The conclusion draw:
1. I will tell my kids to finish his study locally OR
2. Study hard and get your scholarship please

EPF Tighten the Water pipe

it will create some impact to those who invest regularly with their EPF account 1 into Unit Trust, as well as the livelihood of unit trust agent who rely a lot on EPF investment scheme.

It actually reminded me about 7 years ago, where the base saving was extremely high and I was only able to withdraw Rm1400 after working for > 7 years for my first unit trust investment. Luckily I always invest to the max whenever I can from my EPF account 1 after they loosen up the base saving requirement.

What's the learning ?
 When opportunities come to you, just do it, don't wait and see and hesitate then regret, as opportunities come and go in a blink of eyes.

I owned an apartment, which I bought it after I graduated from UNI, in Sri Saujana (somewhere near Sri Damansara, but NOT AT Sri Damansara), which I experienced 2 high and 1 low of the apartment price following the trend of the property prices in Klang Valley.

For the cycle, I see the price rise and dropped, and now it rises again. Without trying to catch the peak, I sold it, and the demand is really high actually. Well, after putting off all the expenses including possible lawyer fees and agent commissions, including the income of rental and the appreciation, and, 1 very important factor, the TIME factor, it is only a mere of  5.9% of annual compounded return.I only can say : NOT GOOD !!

The date I requested the agent to start posting : middle of June 2013. The agreement of sales is signed by the purchaser 1st July 2013.  I signed it 2nd July 2013. Keeping it here to make a record.

BTW, what make me decided to sell the apartment (which seems to be at a very good location), is :
1. After learning the new function of XIRR, I realised even with a steady monthly rental, the yield is not handsome (it get worst when there's leaking complains come in).

2. The story telling of "I earned so much and so much from my last landed house" is getting headed whenever I chat with people ... especially when I told them about financial planning with Unit Trust as 1 of the vehicle, I got a response "property will never drop, it will forever rise only, why I want to venture into something that so volatile instead ?" This was the same I heard few years ago when people told me they wanted to 'invest' into Gold instead of Unit Trust ....It is the bull, I won't know when is the peak, but for sure, the normal people is getting a bit out of mind nowadays when they talked about property.


This is only my thought, you can not agree to it. I am writing here to note it down, to review in future to see if my thinking and observation is correct or not. So, I am not indeed wanting you to agree with me.

Solar - The Selection & Installation Phase

After doing a lot of home work, calculation, then I started to engage providers to visit my house for quotation and advises.

It is surprise to me how big differences it is from every provider, pricing is almost the same, it is the recommended panel or KW to install on my roof that surprise me. It can varies from 4KW - 12KW.

Hahahaha..... can you imagine, it is something like you were being recommended from Kancil (now only Viva) to Benz when you told them you need a car to carry only 4 person .

In the end, I selected a not so cheap supplier, just because he installed his house with the solar panel, he is my son's schoolmate's father, he stay damn near to me and he installed solar for years during the early age when the pricing by TNB is not that attractive.

To log down the activities here for my future reference:

1. Feb 13 - Mar 13 : visit with various provider
2. 6th April - final visit roof for physical check on the roof exact space
3. 25th April - submit documents
4. 9th, 10th and 11th May - solar brackets legs installation on roof and wiring preparation
5. 30th May - Seda approved
6. 4th June - payment of 25% to provider


---Added 24th June 2013 -----
Alliance Bank offer the renewable energy loan now, but, it is pretty high interest, BLR+xx % of 10 years loan. Just to note 1 thing, the SEDA rate is fixed return rate, it doesn't fluctuate, while BLR fluctuate and with current low BLR, the return is already not really that attractive, beware of in the case BLR surge, 1 may turn into -ve income.

7. Saw the SEDA approval certificate, guess that's where it is confirmed I secured the 7.2KW from the big piece of cake.

8. Signed the 4 sets of contract (contract with TNB), and changed the cheque to the provider as he said he is now having another company which serve purely for solar installation. His other company is doing electrical.

 10. 28th June 2013 - Today noon time there come the provider bringing one of the most expensive component, the solar panel, it is really a very thin layer of 1 face black and 1 side white plastic :-). And the installation was running till quite late

11. 29th June 2013 - work continue from noon till around 6pm. Though I think they are pulling the cables all together from each piece of the panel



---Added 2nd July 2013 -----
12. 30th June 2013 - work continue from around 11am till 6pm. I was wondering what they did actually ? Apparently my house is kind of old, and all the 避雷针 lightning rod earthing is not working well. They used a meter to measure the reading, and it is not safe to warrant the future installed inverter is safe from lightning. Hence, been spending the whole day to ground in about 4 cobber rod deep into ground.

A chat with the supplier also highlight currently there are a lot of competition out there. But, it appears that SEDA did site visit again to house hold who already started the meter reading, even got payment. SEDA noticed the installation is not fully adhere to their requirement, and terminate the contract !! It ends up the owner have to use it as self consumption. From his experience it is already 2 cases last month !!

And then, I saw the news of Alliance Bank is starting up with the Renewable Energy Loan, but the rate is not that attractive. It is BLR++, remember, the BLR now is so low, what happened if it rises ? It will not ? Think twice, Indonesia has just announce they rise the interest rate. It would be even better if you go refinance your house as the rate is BLR--, so be smart.

I have been prompted so many questions when I told people I enroll to this project.

An investment that need 7 years to have break even seems to be a bit long and "too far, cant see", I agree.

But, it is sort of 'sure' profit, doing a business will need at least 4 -5 years (depends on what business) to break even, it is not a sure case. Study already tells success rate of a business is very low for the first few year, some more, you need to be fully dedicated your time to it. This solar panel, you don't need to hold the panel under the sun to generate the revenue, that's the different.

If to invest in some other channel, well, the hottest one in town is property, there's no sure case you get your rental, and of course, everyone tells me there's sure case they will get price appreciation. But, I am not sure if they really calculate the return with a calculator factor in the expenses, the waiting time period and the opportunity cost.

I did one for my old apartment, and the decision after knowing the result is I decided to sell my apartment off. Will share that in later post.



---Added 2nd September 2013 -----
13. 30th August 2013 - After calling the supplier for about 3 times within the period of July till August, at last I got his SMS on 30th Aug telling me TNB already sign the contract. Great, another milestone achieved.

However, I still need to wait for another 3 weeks at least to get the inverter ship from German to Malaysia, then installation of the inverter. Well, the bad thing about getting a small supplier is they try to get a lot of turn around on their cash flow, so jobs are done bit by bit, actually, it is not so nice when I see it. If compare to some other supplier, they will only take about 1-3 days to settle everything, so my house will not be so dirty and messy every round they are here, and we need to arrange people at home.

During this period, I noticed from advertisement, Seng Heng also involved in this business, can see the competition is getting steeper. And, TNB is going to hike the electrical bill next year, and, SEDA is asking for additional 1% of the renewal energy charges from the public (current is 1%, so later will be 2%). And, just yesterday, petrol price hike again. Share market is very volatile with a lot of bad news coming in, especially last 2 weeks the market drop badly.

Even I have yet receive any $$ from this investment, I can feel the saying "recession proof, economy volatility proof" kind of investment, even better than running a business.


====3rd October 2013 ========
14. today is when the supplier installed the inverter. For my house, 7.2KW installed with 2 inverters. It took the supplier around a day to finish the work. That includes the data collection box which is sitting inside the house.

This also means time to pay another certain % of the installation fees, but will wait for the supplier to tell me how much is it. I am a bit lost count after so many months of waiting.


====7th October 2013 ========
2 inverters, but 1 failed !! So start running with 1 inverter. Meaning I am doing charity as I am now providing the energy to my neighborhood. If I didn't remember wrongly, the SEDA contract of commencement dateline is November 2013. So I am not so sure how fast they can rectify the faulty inverter, get the meter in from Tenaga, but I think I am waited pretty too long already.



=====30th October 2013 ========
Everything seems run fine now. The inverter is running fine, make the 70% payment to the supplier.


=====7th November 2013 =========
TNB came, it is officially commencement of the reading. Though I was producing 7 days charity to TNB. It took them a day to complete the thing. The power supply in my house was told too high, not stable, not good for home appliance and also to the meter. So, they need to rectify, and while doing that, they cut down the power supply. At last, the watt supplied was lower down.


=============8th Jan 2014 ===================
Not sure why, 2 TNB guys came, within a timeframe of 1 week. So this is the first reading they did. I am not a good businessman, I really don't have time and discipline to monitor the reading everyday. Some more the reader is damn not user friendly, I need to connect to the port to read it ......



==============13th Jan 2014 ===============
The TNB guy came to write the first reading, so does the supplier come to collect the left over payment : another 5% cheque passed to him.



=============9th Feb 2014 ==================
TNB came again, this time they installed the wifi modem into the meter. So, it is now officially remote reading, the person do not need to come over to read my meter. BTW, where is my payment ? I have been waiting and waiting, how much did I lose ah .... need to count.

Ok, based on I collect my first payment 1st April 2014, I have lost around RM1454.00 of FD 3.5% !!

Meaning it is around 1.5 months of solar income loh ...yee.... damn .......



========24th Feb 2014 ====================
Got a letter from TNB again, telling me to install wifi, hello, can they coordinate better ha ? already install then say not installed .....



========4th Mac 2014 ====================
People still appear to record my solar reading, what wifi is that for ?

So, i call the letter printed number again, and they said their record do not have modem number, so need to come again to double confirm, so mah fan ......tomorrow they will be coming



========6th Mac 2014 ====================
So, they come and record the meter number and cabut.Wei wei, where is my money ?




========10th Mac 2014 ====================
The supplier passed all the documents to me. So, safe keep them, if not future susah to sell or change name of the solar owner.




========7th April 2014 ====================
Payment come in. First payment for the firs 3 months (Nov 13, Dec 13 and Jan 14), but I noticed the first months reading seems not tally, suspect there must be 1 of the converter had problem, the supplier noticed it after 1 or 2 weeks when he came back to inspect, he corrected it, but never tell me ... though I am not smart, but I am not stupid.




========10th April 2014 ====================
I got my account registered with TNB online service, so I can monitor the readings. Apparently my 7th April assumption is correct. The reading for the rest of the months are quite consistent one .... and, I got my 2nd payment already.


========12th April 2014 ====================
My roof leaking badly. So many spot leaking. I called the supplier, he came immediately during the rain and noticed 1 spot is because the roof tar cracked, but another spot seems is a different issue not related to his solar panel. OK, time to spend money again. This is second time I called the supplier to come for the roof leaking already.

大马股市

去年就有人开始卖票,但股市就是起起落落。。。好像女人那样,难以抓摸。。。。

我是卖基金的,以前很多顾客说黄金好过基金,他们去买黄金,买在最高点,我看到了机会,曾告诉自己是时候卖掉手上的黄金了,但没行动,因为贪心,高追更高,现在后悔到。。。

但吸取了以前的教训,现在每个人都说卖时,你只能够静静的坐在一边,旁观和思考一下。。。狼到底来不来了。。。。。

上个星期又开高了,很多人又开始忍不了,手痒了,我们该又要思考思考下一步 了。。。

不知道冷眼的反向思维是不是这样用呢?

Run-away Chicken - KHSB and TWS Plantation

The direct translation of run-away chicken : missed the boat in Cantonese .....

I was following TWS Plantation after the very first time Koon Yew Yin talked about it. But, the sentiment was so bad on plantation, I chicken out, never dare to make next move.

And last few days was busy, didn't really follow the market news, and all in sudden, saw the privatisation come in for TWS Plantation ..... sopp sopp .... run-away chicken. But, Koon did mention, he has more than enough holding to against the proposed price, I hope that will turn out right .....

Same go for KHSB, there are a lot of discussion on KHSB before the concrete proposal made, and, I just ignore them, and now, another chicken run away ....

Lesson learnt - don't just sit and think, wait and see, but see, thnk and move .....

Insurances - Buying The Right One ( What is Deduct-able Medical Card)

I Followed quite a number of guru's website and blog, LCF is one of them.

I always have doubt on insurance policy, as I really don't get to understand them, where my money gone after years of premium paid ....


This article strike me as it is one of the questions that always in my mind .... as an employee, my company provide me the medical card, but I am also aware I need to keep one on my own expenses, even I don't need it now, or else, after retired, my company don't provide me any medical coverage, insurance company will start to reject my application because of health problem (which most properly we will have by the age of 60, don't we, guys, face the fact ....) ... but I am seeing my money burned every year, because I will never utilise that medical card I have been paying for.

When I ask and consult the "insurance consultant", they will eventually end up asking me to top up .... What, I wanted to find a way of reducing, then end up they can turn it to another way seems they can predict I will get a cancer pretty soon, and I don't top up now, i will not get it in future ......

The SGX Gateway

The Singapore Exchange Website is really full of information. They even launched a competition some time ago to reward individual who success in getting high return from the paper money.

What I like is their newsletters which I subscribed, it is not only with updates, but sometimes come with facts and figures and advises.

For some one wanted to look into the SG market, this may be a good site to start off with.

But I noticed one thing, the charges is extremely killing from CIMB. Whatever you earned, go back to their pocket easily ..... I am still looking for a way to not have all these charges incurred .... but still looking ...

After reading so much, thinking so much ( with a few sleepless nights),  I am still not sure how should I calculate the return .... damn ....that's what they call 数目白痴 。。。。

Though we can't do apple to apple comparison as the 2 above having 2 different capacity installed. But noticed there are some questionable part that we may need to look into while calculating the ROI:

1. Initial investment is a very critical part impacting the ROI.

2. Maintenance : is it really necessary to spend RM250 per year for cleaning ? That will eat into 1/2 month profit

3. There's 1 more thing about how long the equipment last, i noted the inverter only can last 10 years. Hence, for a 21 year plan, we may need to scope out additional RM6K (estimated).

4. And, after 21 years, should we presume the solar panel to be wear off ? If yes, then NSP's real return would need take out that initial invested amount.

5. If this is a private application, we need to consider the income tax portion, for the highest bracket, 26% eat into the profit a lot.


Hence, from the 2nd excel, you would see with compounded ROI, the return is only 4.61% which the different from NSP is :
1. RM250 yearly maintenance
2. RM6000 10 years once change of inverter (2 times in 21 years)
3. About RM19K (RM69k-RM50K) extra in initial installation (from researh it shows normally it cost around 10K per KW
4. Treat the initial installation charges de-valued after 21 years
5. Included tax of 26% on the profit earned

There are some other consideration need to put in:
1. My house area has a lot of birds, monkeys and squirrels, will these animals potentially spoil the solar panel ?
2. If that happened roof leaking within this 21 years, will the normal roof leakage repair person know how to open up the panel to repair my roof ?
3. Thunder, will thunder be a thread to the solar panel too ?
4. Can I apply with company quota instead of my personal quota ? I am looking at the income tax portion ....


I think I really need advises from others so that we can have a good and clear picture of this investment before we make the move.

So long stopped posting in my blog, only 1 word - lazy.

I was reading a lot of good blogs recently, and learned a lot, real a lot of others investment going around, especially they are like me, in Malaysia, the middle class ....
